1.) Your home put on the Multiple Listing Service within 2 days
The Multiple Listing Service (MLS) is a place where all the real estate agents in a given area can view all of the listings available on the market. This is important because there are many real estate agents with possible buyers for your house. Now that your home is listed in the MLS, all of these other agents can view the information on your home, and possibly recommend it to their buyer.
2.) Your home put on various websites
Did you know that almost 75% of home buyers use the internet to help them find their new home?
Apart from many other real estate agents, when you list your home with me your home will be included on various websites such as: Realtor.com, Remax.com, Homestothemax.com, and Greenbayselecthomes.com. You will find that other real estate agents also put your home on a website, but typically it’s only one local website, making it very difficult for a potential buyer to encounter your home.
3.) Your home marketed on my personal website – www.yourgreenbayhome.com
When interviewing an agent to list your home, be sure to ask them if they have their own personal website. Many agents simply use their company’s local website as their personal page, which doesn’t have nearly the effect as having your own website. I currently have marketing strategies in place with many search engines including: Google, Google Maps, Altavista, Ask.com, Trulia, and many more. I can also personalize an advertisement where I feature your home.
4.) Free Virtual Tour
Why would you want to include a virtual tour in your home marketing efforts? Better asked, why wouldn't you? Nowadays, buyers don't even look at online listings if they don't include a virtual tour. Did you know that?
5.) Free Home Staging
Home Staging is a very important part of selling a home that very few Realtors offer. Professionally staged homes typically sell 50% faster and for 6-10% more than other homes. 6.) Your home advertised in the Green Bay Press Gazette and The Homes & More Guide
Every month comes out a new issue of The Homes and More Guide for Green Bay and the Fox Cities. Your home will be in this guide every month until it sells. I will also advertise your home in the Green Bay Press Gazette’s Sunday real estate section once every three weeks.
7.) Brochure box outside your home with professionally made flyers
In many cases, real estate agents won’t even put a brochure box outside your home and when they do, they use generic flyers to advertise to potential buyers. With me, you will have a custom made flyer designed to attract attention and gain more interest from a potential buyer. See Example.
8.) Open houses
Sometimes an effective way to attract potential buyers is with Open Houses. I will hold an Open House on your property at least once a month if you wish. And not only will these Open Houses be advertised in the Green Bay Press Gazette, but potential buyers will also be able to find the Open Houses on my website at www.yourgreenbayhome.com. Along with all of these marketing techniques, I will gently guide you through the listing and sale process. There are many difficult things to take into consideration such as: the best price to list your home, contracts, commissions, title work, and negotiations. You are going to want a person that can give you the best customer service possible. A person that will call you after every showing to let you know how things went and if there is anything we can do to improve our chances to sell your home. A person that is going to be honest with you and let you know if your home is over-priced or under-priced.
